Welcome to 131 Egret, a 3 bedroom, 2 bath, canal-front, private home with heated pool and spa just recently fully upgraded to make it your tropical contemporary address in paradise! There is a two-car enclosed garage, and there is tropical landscaping galore. The kitchen is a chef's delight with plenty of quartz counterspace with tile backsplash, including island with even more quartz-top counter space, and well-stocked cabinets to make it easier to prepare full-course meals, should that be on your list. All appliances are stainless steel, including refrigerator/freezer with two side by side refrigerator doors, middle Flex-Zone drawer, and lower pull out freezer drawer. Water and ice dispensers are in the left refrigerator door. There is a built-in 5-burner glass-top range with self-cleaning oven, and built-in above range microwave. In the island there is a single rectangular stainless steel seats sink with disposal, a separate under-counter ice-maker, and also a dishwasher.

This home is located at the quiet southern end of Estero Island and is within walking distance of a myriad of amenities that include a public marina, movie theatre, and restaurants. There is also quick exit via the south bridge to nearby Naples, Bonita Springs, Estero and SWFL International Airport. This home is just one house away from the Fort Myers Beach Theater where you can dine and watch your favorite first run film of choice from one of its four theaters. In addition, access to the beach is just across the boulevard, and at this portion of the island it is expansive, connecting its guests to 7 miles of white sugar sand beach. Trolley service is available from Extero Boulevard to the Times Square area, the central hub of Fort Myers Beach, where there is an extended fishing pier and too numerous to count clubs, restaurants, and boutiques. The trolley can also take you south to the secluded Lover's Key park. The island's major supermarket, Publix, is just a 2-mile drive away.

Upon arrival, entry is either through the two-car garage, or through the front door which has a rock garden seating area. Entering through the front door the expansive kitchen, dining area, and garage is to the left, and to the right is the living area and bedrooms and baths. There is ceramic wood tile flooring throughout. This home has many windows and sliding glass doors, with windows all having plantation shutters, adding to the extremely bright and spacious ambience.

The living room is all contempory furnishings, including a large L-shaped leather sofa with coffee table and credenza. There is a large wall-mounted flat screen TV for your entertainment pleasure. Opening the shutters provides a nice view of the tropical landscaping out front.

To the right of the living room is a hallway, and immediately to the right in the hallway is a guest bedroom with queen-size bed, night stands and lamps. There is a double dresser with large flat screen TV. There are plantation shutters on the windows providing a view out to the front of the home and the tropical landscaping and foliage. There is ample closet space.

Back into the hallway, and again to the right, is another guest bedroom very nicely furnished with two single beds with night stand in between. There is ample closet space here as well. There are two windows, one of which looks out over the screened in lanai, pool, and canal.

Back into the hallway and to the right is the guest bathroom which has also been updated. There is a combination tub/shower, commode, as well as a quartz-top vanity with designer glass lavatory bowl.

Also from the hallway and to the right is the master bedroom with en suite bath. Again it is nicely furnished with queen-size bed, night stand and lamp, as well as 5-drawer chest and ample closet space behind wooden louvered doors. In front of the bed is a wall-mounted large flat screen TV for late evening entertainment. There are sliding glass doors out onto the pavered pool deck, tropical back yard, dock and canal. The en suite bathroom is also updated, with large, tiled walk-in shower with sliding glass doors, commode, and a tempered glass vanity with decorator lavatory bowl. From this bathroom there is a door providing access to and from the lanai, pool and spa area.

Returning towards the front entrance, just past the living room is a side area bistro table set with two chairs. Opposite that and to the right is an enormous bar area with quartz counter-top that has a unique tile backsplash, drawers, and above-counter cabinets and shelving, as well as under-counter wine cooler. To the left of the bar area is a pantry. This entire bar area, kitchen as previously described, and dining area has exposed beam ceilings and recessed cannister lighting, all opening through an expansive sliding glass door out onto the lanai and screen-enclosed pool, patio, and spa area.

It should be noted that there is access from the kitchen/dining area to the garage, where there is a separate laundry room with full size washer and dryer. Why not return home with clean clothes in your luggage.

The dining area is furnished with a contemporary rectangular glass-top table seating six that has two beautiful undermounted leafs that expand to seat 8, and is adjacent to the sliding glass doors out to the lanai and pool area.

The large screened in area on the rear of the house has a very nice free-form heated pool and spa which provides a waterfall into the pool. A gas barbecue grill awaits the BBQ enthusiast. There is access from here to the master bath and shower, as well as the sliding glass doors into the master bedroom. To the left of the bedroom sliders is a covered lanai with rectangular glass-top table with six cushioned arm chairs. The pool deck area also has two chaise lounges in the corner near the canal for relaxation after a swim, or for getting that dark Florida tan.

The back yard is also nicely landscaped with tropical foliage, and this all overlooks the canal with boat dock with a sitting area on the dock.

The island has numerous restaurants and night life for your choosing. Water activities abound. There's parasailing, jet ski rentals, fishing charters to name a few. Your stay will definitely provide the potential for an unforgettable getaway!
