Welcome to 17700 Bryan Court, the perfect waterfront yet practical address on the mainland just a couple of miles from Estero Island and the Gulf of Mexico. Times Square and the numerous boutiques,restaurants, and night life afforded at the north end of Estero Island are just a quick jump over the Sky Bridge, yet this lovely manufactured home offers easier access to Sanibel Island, the downtown Fort Myers River District and Edison Winter Home, as well as Southwest Florida Regional Airport. These destinations are all within a 20-40 minute drive. This venue is equipped with all the amenities you are accustomed to at home, PLUS the tropical waterfront canal setting. Carport parking is available at this home. A monthly minimum stay is required.

17700 Bryan Court is a bright, cheerful canal-front home with boat dock and lift located in Bayside Estates, a 55-plus community. The home is well landscaped with lush tropical foliage. There is direct access via canals to the Gulf of Mexico. Amenities include a pool, tennis courts, and exercise room to name a few.
Pull into the driveway and into your carport, then enter the enclosed patio area. There is a laundry room here, with 2 entrances into the house, and on the rear is access to the backyard and dock with boat lift. The enclosed patio area is carpeted and well-furnished with tables and chairs. The first entry into this bright and airy home is into the kitchen and dining area, with tile flooring and area rugs throughout. The kitchen is to the right, with bar separating it from the dining area with 2 bar stools. There is also a pass-through to the family room area on the rear of the house. The kitchen is well-equipped with refrigerator/freezer and ice maker, glass-top range, dishwasher, and counter top microwave oven, as well as all utensils, plates, pots and pans to create a full course meal, or simply to make coffee and toast first thing in the morning to take out and enjoy on the dock. For the BBQ enthusiast a gas grill is available in the carport area.

The dining room has a built-in buffet and cabinets, and table seating 4. Straight ahead is the comfortably furnished living room with sofa and love seat, end tables and coffee table with area rug. There is a corner grouping of an old-fashioned desk and chair. Moving on from the living room we enter the family room on the rear canal-side of this home, which is nicely furnished with large flat screen TV, area rugs, two overstuffed chairs with ottomans, and a standard sleeper sofa grouping with end table and coffee table.

There is a second entry/exit from this area going into the outside enclosed patio area and backyard. Heading back towards the front of the house we enter a hallway to the bedrooms. On entering the hallway to the right is a guest bedroom with queen-size bed and night stand, triple dresser and bench, as well as walk-in closet.

Opposite this bedroom is the guest bath with shower/tub combination and spacious vanity area with lavatory. Also off the hallway is a well-stocked linen closet.

Finally we enter the master bedroom suite with king-size bed, chest of drawers with flat screen TV, night stand and triple dresser. The en-suite dressing/bathroom area has a spacious vanity and lavatory, with large walk-in closet opposite. There is a separate room walk-in shower with sliding doors and commode.

For the adventurous, Jet Ski and parasailing rentals are just a short drive, as are fishing charters and a myriad of other water activities. Times Square, The Pier, shopping, countless restaurants and nightlife are all within close proximity.

Our rental properties are all outfitted with high tech features such as remote entry locks, high speed wireless internet, etc. In addition, for our guests with allergies, this home is both nonsmoking and pet-free.
